The Troika project challenges constructions skills
The Troika, owned by Bandar Raya Development Berhad (BRDB), comprises of three towers at 39, 45 and 50 stories height.
Restricted Workplace
As the job site is located in the heart of Kuala Lumpur logistics need to be extremely well planned. Dense traffic and narrow streets leave no additional space for storage. Therefore, building materials, manpower and construction machinery have to be carefully scheduled to arrive exactly when needed.
Reducing the noise level and ensuring safety for pedestrians and workforce are key issues. With limited space on site, it is critical that formwork, scaffolding and building materials are easy to handle and re-use. Restricted working hours in residential areas requires formwork that reduces downtime and speeds up the construction process. IJM has commissioned PERI Malaysia to provide various innovative solutions, such as the PERI Rail Climbing System (RCS), accommodating these challenging requirements.
The Trendsetter for Malaysia’s construction industry.
“Environmental protection is very important for us,” says Foong Kok Foo, Senior Construction Manager for IJM Construction. ”We are spearheading the trend of working with reusable systems instead of disposable material. PERI’s systems are important steps forward for us to be environmentally friendlier.” To accommodate the various heights and slab thicknesses of the first several floors, IJM uses Multiflex GT24 supported by the ST 100 Shoring system.
New Construction Methods Applied
“The key design feature of The Troika are the sheer walls. IJM has applied a new construction method for this building, a technique that is not commonly used in Malaysia,” says Tarun Deep Bhatia, Construction Manager of IJM. IJM uses pre-cast components for the sheer walls. The design of the sheer walls, combined with a specific sequence of constructing the building, presented immense challenges which had to be tackled before construction could begin.
The towers have 10, 9 and 6 such sheer walls. “We had to develop a new technique to bring Foster’s dream to reality. To do this, we needed to work extremely close with the formwork supplier,” states Mr. Foong.
Climbing Innovation
Together with PERI, IJM found an innovative way to construct the building. Using the Rail Climbing System (RCS), the sheer walls are being constructed ahead of the slabs. Only once three stories have been completed, slab work begins. Time required per floor was reduced to seven working days using this system.” This method required us to rethink the formwork solutions. We would not have been able to implement this new method without the PERI RCS system and the immense technical support from the PERI Malaysia office,” notes Mr. Bhatia.
Quality is the hallmark of IJM, sparing no effort to satisfy the client. For the lift cores, PERI CBC 240 Climbing system in combination with GT24 girder wall formwork was chosen, thus achieving an architectural concrete finish with standardised tie locations. The immense loading pressures are important to take into the equation and PERI formwork is designed to support these requirements.
Thought-through solutions and creativity at work
By involving the formwork specialist at an early stage and continuously during the project, IJM was able to transform the architect’s dream into reality. Difficult working conditions forced the main contractor to develop creative approaches to overcome the obstacles presented. Pioneering new construction methods was possible through the flexibility of the PERI systems. Durability and eco-friendliness of the formwork further supported the direction of the company to become a leader and innovator for Malaysia’s construction industry.
