IB Tower
Foster and Partner challenge the construction industry in Malaysia. For Dian Makmur Sdn Bhd, this is a once in a lifetime chance, realised with PERI formwork.
eFair-faced concrete, which is also known as decorative concrete, lends its name from the fact that it offers a highly decorative effect. It belongs to a casting molding, without any external decoration. It is the direct use of in-situ concrete, providing the unique feature of a natural surface. To reach the ideal of fair-faced concrete finishes effect, the key lies in two aspects: fair-faced concrete raw materials selection and fair-faced concrete construction technology. Technology offered by PERI Malaysia helped Dian Makmur Sdn Bhd to achieve the high standards imposed by Foster and Partner.
Construction began in April 2011 with the demolition of the existing building at the site. Previously a low rise building, the IB Towers will stand 60 storeys tall, adding another landmark to the city centre. Where the driven piles used to support the one storey building, Dian Makmur is using drilled, bored piles to support the load of the newly developed tower.
Ir. Loh Poh Yew is responsible for the substructure of the IB Tower. In his 30 year spanning career he has seen a lot but according to him, this is the highlight of his life on construction sites. “What is exciting about this building is the technology that is needed to build it. This is a once in a life time chance that we have been given. We are the first ones in Malaysia that are casting fair faced walls of that quality. This is an enormous honour for us!” he says. While the final product requires little maintenance, the fabrication of the fair faced walls is the biggest challenge the company ever faced.
Through extensive research PERI was identified as the only company in South East Asia that had the technology and know-how to assist with this project. “We went to the BAUMA last year. PERI’s engineers took us through the entire process, clearly demonstrating that they had what it takes to get the job done” Loh elaborates. With only 3mm tolerance, there is no room even for the smallest mistake in the casting. The entire process was guided by the engineers from PERI in Germany and Malaysia. Pointing at the plans he says “Look at the quality requirements for the basements. You can just imagine what a magnificent building this will be.”
Specifically for this project Dian Makmur and PERI developed specific procedure, checklists and methods to ensure the highest quality of the fair faced walls. Through this approach the risk of segregation and lost ground is reduced before casting. In doing so, Dian Makmur also cultivated a new culture of accuracy and patience as the fabrication method requires everything to be perfectly fitted. Rushing it will result in extra work and quality issues later on.
Ir. Loh has been in the industry since 1983 and his first contact to PERI dates back to 1991. Since 1996 he has been a heavy user of the formwork. According to him the reasons are obvious: PERI formworks are the most versatile, safest and flexible. Least of all PERI offers an extreme level of accuracy, which is exactly what is needed at the IB Tower. “This is my most challenging project, it is a chance that one is given only once and I am happy to be able to realise it with PERI formwork”.
